FactorWhat "good" looks like
Forage diversityContinuous bloom from earliest spring through hard frost; minimum 1-2 mile radius diversity
Water sourceClean water within ~200 ft. Bees prefer puddling sources (mud edges) over open water.
Sun exposureSouth / SE morning sun; afternoon shade in hot climates. 4-8 hours direct sun ideal.
Wind protectionProtected from prevailing winter winds. Windbreaks (natural or built) on north + west.
DrainageHives elevated; ground drains; no standing water at base.
Vehicle accessClose enough to drive to. Inspections + honey extraction require equipment transport.
Pesticide exposureDistance from agricultural sprays + lawn-treatment heavy areas. Mosquito spraying particularly damaging.
Pollinator habitat overlapIf competing with other apiaries within 2 miles, forage carrying capacity may be insufficient
Neighbors / publicAdequate distance from foot traffic; setbacks from property lines and roads
Predator pressureBears, skunks, raccoons; presence may require electric fencing
Local zoningMany municipalities have apiary ordinances; HOA rules; setback requirements
Vandalism riskVisible from public road = higher risk; consider partial concealment + signage

Regulatory checklist

  1. Local zoning + ordinances. Check city/county website or call zoning office. Many require permits, setbacks, hive limits.
  2. HOA rules. Some HOAs forbid; others allow with notification.
  3. State apiary registration. Most states require registration with state apiarist (often free; some small fee).
  4. Setback rules. Common state requirements: 10-25 ft from property line; 50 ft+ from public road or sidewalk; flight path direction matters.
  5. Insurance. Liability coverage for stings if neighbors / passersby. Many homeowner policies cover; verify.
  6. Bear country. Some states require electric fencing in bear-prone areas.

Setting up the bee yard
